    Shamal Holding awards contract for Jumeirah 1 residential project

    Main construction phase begins for low-rise leasing community in Jumeirah 1, featuring 90 residences set around green spaces and a central park

    Dubai: Shamal Holding has appointed Dutco Construction as the main contractor for its new residential development on the site of the former Dubai Zoo in Jumeirah 1, marking the start of the project’s main construction phase.

    The development will transform the historic site into a low-rise residential community built exclusively for leasing, with Shamal Holding retaining ownership of all residential units.

    The contract award follows the project’s unveiling in June 2025 and advances the development from preparatory works into full-scale construction.

    Abdulla Binhabtoor, CEO of Shamal Holding, said the project balances the site’s heritage with the creation of a long-term residential destination.

    “This site carries real meaning for Dubai and for Jumeirah. Our responsibility is to honour that while building something of lasting quality, with a clear vision to create a development that retains its quality and value over the long term.”

    The project will comprise 90 residences arranged within low-rise buildings surrounding landscaped green areas, shared courtyards and a central park.

    Shamal Holding said the development is designed to create a community-focused living environment while preserving the significance of one of Dubai’s best-known historic locations.

    The project forms part of broader efforts to enhance Dubai’s residential offering through carefully planned developments that combine quality design, open spaces and long-term value.
