Dubai: Property Finder’s November “Residential Communities Insights” data shows that tenants in Dubai can find one-bedroom apartments with an average annual asking rent of no more than AED 60,000 across six areas of Dubai.

International City tops the list with an average annual asking rent of AED 45,749, followed by Al Nahda at AED 55,000. Al Warqa, Deira, Al Warsan and Dubai South each record an average annual asking rent of AED 60,000 for a one-bedroom apartment.

    Coverage expands to 50 areas

Property Finder expanded its Community Insights data coverage in November to include 50 areas across Dubai, up from 40 in previous editions, allowing for broader comparisons of average rents, asking prices and area ratings.

New additions include International City, Al Warqa and Al Warsan.

    Buying a one-bedroom apartment

For buyers, the data shows that the average asking price for a one-bedroom apartment in International City is AED 813,000, compared with AED 950,000 in Al Quoz. Both areas were added to the coverage in November.

Town Square, which was included in previous editions, records an average asking price of AED 930,000 for a one-bedroom apartment.

    Higher-budget rental options

For tenants considering higher-budget areas, the data shows that the average annual asking rent for a one-bedroom apartment is AED 100,000 in both Mirdif and Mohammed Bin Rashid City, which were also recently added to the coverage.

The figures in the report reflect average property prices over the preceding three months and do not represent the actual values of signed tenancy contracts or completed sales transactions. All price comparisons are limited to one-bedroom apartments.
